MWA-60 Welby Place – Affordable Homes for Māngere West
MWA-60 Welby Place will deliver 19 two-storey homes (2–4 bedrooms), with a mix of market housing and progressive homeownership options, including Shared Ownership and Rent-to-Own.
The development forms part of the broader Te Ararata Vision—a Kāinga Ora initiative focused on replacing ageing housing stock with well-designed, efficient homes that better meet the needs of local communities.
PJM is proud to be supporting Housing Foundation to deliver approximately 75 homes across five sites in the area.
Design outcomes prioritise liveability, safety, and sustainability. The site layout features strong street presence, clear public/private separation, and logical entry points. Homes are oriented for solar gain, with native landscaping to support local biodiversity, and the overall design has been developed with community input and scores highly under CPTED guidelines.
PJM is acting as client-side project manager for Housing Foundation, delivering design management, procurement, cost control, construction observation, and contract administration services—ensuring quality outcomes that support long-term community resilience and affordable home ownership.
